Channelside
Channelside will establish a new benchmark for urban multi-use developments and transform the Fort Point waterfront into a vibrant community.
Designed by the renowned architects Kohn Pedersen Fox, the project consists of 1.1 million square feet of diverse buildings that will include approximately 370 units of housing, 320,000 square feet of office space, and approximately 375,000 square feet of lab/research and development spaces. The plans also include more than 50,000 square feet of mixed-use space designed for retail, restaurant, and civic uses.

Resiliency and Sustainability
From physical building strategies to community wellness initiatives and talent engagement, Channelside is designed to engage and respond to evolving needs that support healthy living. Targeting LEED Gold certification, the project emphasizes resiliency and sustainability through techniques that include integrating a new berm to provide protection from future sea-level rise and a façade system designed to meet Boston's future energy requirements.
Open Spaces
Channelside offers lush landscapes and outdoor experiences with engaging programming to inspire and captivate Boston's community. The project will feature more than three acres of open space that will include programs and venues featuring art, music, fitness, and food. Connected to Boston's harbor, the Harborwalk will give visitors and residents access to 40 miles of scenic waterfront abundant with restaurants, kayak rentals, and art installations.
Modern Warehouse Design
The exterior design is a modern take on the warehouses of Boston's Fort Point district, one of America's most important historic neighborhoods, allowing the new development to feel familiar to the city and blend into its fabric, while also establishing its own distinct identity. 100 Necco is an eight story cutting edge life science building which features typical floor plates of 50,000 square feet and 15 foot floor to floor height. 125 Necco is a 13 level state of the art office office building featuring 27,000 square feet floor plates, 13 foot 6 inch floor to floor height, and private terraces. The residential building redefines city living by connecting to the daily and active life of the Fort Point district.
